This farmhouse has a great setting in a nice neighborhood of well-kept primary and vacation homes. This is a perfect little Gentleman’s farm home in a farming/recreation community. The view from the backyard and fields of this property are outstanding.
The farm was owned by the same family for 3 or 4 generations. The old farmhouse needs renovating but has great bones. Recent improvements include a new asphalt roof, new forced air propane furnace, basement foundation work including a new walk-out door, and a new septic tank. The electric was upgraded a few years before the recent renovations including a 100 amp breaker box.
The home itself is well-built, but has not been updated in years. The kitchen and bath remind me of walking back into the 1970’s. If you decide to upgrade the kitchen and bath it looks like there’s enough room for an additional ½ bath on the second floor at the top of the stairs on the landing. On the main floor, besides the kitchen, pantry and bath, is a large living room, bedroom and family room/den. The upstairs has a large bedroom, small bedroom and as explained before a landing area that could be converted into at least a 1/2 bath. The rooms could use skim coating of plaster or complete removal of lathe and plaster depending on how involved you’d like to get. The windows are all older, most with storm windows.
The big red barn (26 x 66) had a new roof installed and was painted the same time the house renovations were completed. The interior of the barn has not been updated; we are still clearing out the old wood and materials in the barn. The pole barn (30 x 40) is in very good shape; it was primarily used for machinery storage. It is large and dry; the dirt floor does need leveling. There are a few other outbuildings that were used for storage and machinery that are in very poor condition.
A portion of the 8 acres are currently being worked by a local farmer. The fields are gravel with very good soils. The field is a beautiful rolling clover meadow and a small area that was old pasture years ago. I do not charge the farmer to rent the land, but have him help me with work on the property.
Rushford Lake is just a few miles away and has a public swimming area and a boat launch. Rush Creek State Forest (1,404 acres), Crab Hollow State Land (1,154 acres) and Hanging Bog Wildlife Management Area (4,494 acres) area are all just a few miles from the farm and are great places to hunt, hike and enjoy nature.
